Building Department

The Livingston Building Department reviews plans and performs inspections using the International Code Council's International Building Code (IBC) and International Residential Code (IRC). These codes are updated and re-adopted approximately every three years.

To obtain a building permit, you must submit a completed application along with plans and specifications sufficient to determine that the project complies with the effective codes.

Permit fees are based on the cost of your project. The fee for a project is determined using this chart. A plan review fee of 65% is added to all projects valued at over $15,000.

Please keep in mind that the City of Livingston charges impact fees for any project that increases the service demand on the City's existing systems. NOTICE: Impact fees have recently been updated; please find the new fee schedule here: 2021 Impact Fee Schedule

Important Notice

The City of Livingston does not issue permits or conduct inspections for electrical, plumbing, or HVAC work. These services are regulated at the state level. If you require permits or inspections for any of these systems, please contact the appropriate state agency for assistance.

NEW BUILDING CODES (2021) TAKE EFFECT SEPTEMBER 23, 2022.
